new garage/workshop

hi all got permission off the mrs to demolish old garage and build a new one to cover the whole of the rear yard
for ease of construction I want to build a concrete slab and build a steel frame due to location that way it is not connected to neighbouring buildings so as not to cause any future problems and allow me to insulate reducing noise as neighbours house backs onto the garage
was thinking of 100 x 50 framework it will be of lean to construction 5.5m long x 4.4m wide roof length 4.8m
is this steel suitable for the job the roof will be box profile sheets

just a point but when I built mine I planned to steel clad my garage I had already made the frame , but the building regs said I could not clad it with steel because it was not fire proof, even thought I was at least 3mtrs from any boundry
I would have to either paint the inside or plasterboard it with fire proof material but because of the cost it was cheaper to build the walls with concrete blocks and around my upright steel posts, I also had to show calcs for the roof framework I didnt have them I just made it 'that will do' I had to get it calced but as 'luck' had it, it was nearly twice the strength required.

thanks 1 side is butted upto neighbours house so no cladding 1 side is butted upto a wall will have 1 foot above that needs covering front roller door and upvc door so needs minimal covering on the lean to rear butts upto our house partically with upvc door and a window would need covering below window plus the roof would be clad
current garage has steel roof so surely this would be ok

for my roof I used 100x50 box on edge for my perlins, I made 3 A frames from front to back, the roof has about 18" fall either side, the front and rear A frames where made from 100 x 50 and bolted together in the middle, the centre 'A' was from 6X6" universal beam, the size of the work shop was 30'x 30' so the perlins are 15' long and there are 12 in total, so one forms the eaves /wall plate one forms the left side ridge then one inbetween, so there are six for each half of the roof , then as you go under the ridge another for the right side of the ridge so that the ridge perlins are about 18" apart the ridge sealing plates are then screwed through the roof sheets to the ridge perlins. I also put 4 diagonal braces 40x5 fom the centre of the front and rear A frame to the ends of the centre A frame to help stop it spreading and flattening.
As I said the calcs worked out to be nearly twice the required strength. But I would not have gone any smaller!

If you do construct the garage with profiled sheets then make sure everything inside is insulated as condensation can be a problem. I built a workshop out of concrete block with a profiled steel roof, made the trusses from 50x50x6 angle made a rectangle approx 200mm high with bracing, then lined inside with plywood with rock wool insulation in between roof and plywood with an air gap for air flow, never had any issues in over 20 years. I had the council in when planning the workshop and was informed if it was less than 3m high I didn't need planning permission as it was to rear of the property and if I kept it below 30sqr metre in size I didn't need building regulations so that what I did to avoid the extra hassle and expense. I did build 2 though to make sure I had enough space.

It was 4m when I did mine, and as long as it was less than half the available space I didnt need planning

checked with cladding company and it does not comply with building regs for walls and steel frame would apparently need cladding with plaster board for fire safety so was thinking of installing a prefab concrete garage in the space one wall not seen one faces back lane one connects to our house and one would be visible for top 300mm by neighbours so used panels could be used passing building regs as whey would be non combustable
I would need to redesign roof though as I need a steep lean to to maximise useable height rising approx. a metre in 4.4 metres so if I bolted a steel wall plate to top of panels and make simple steel roof frame and rafters
does this seem feasible
on the enclosed pic garage runs from main door to right of brown timber door eaves would be same height as brickwork above timber door rising to ridge height just below neighbours extension

The issue you will have in that location, is that you cannot cover more than half the land around the 'original house' without planning permission, and your current garage is not part of the 'original house'

I know I need planning permission just want an opinion if concrete panels would be easier than fire proofing any steelwork
blocks would be an option but don't wanna knock boundary wall down and have foundations on neighbours land

Where are you going to run the rain water pipes to dispose water from the roof if it's going to be fully enclosed? You can use superlux or intumescent paint to fire proof steel as well as some forms of insulation such as rock wool which is fire proof.
