Leaking flat roof help

Hi folks. I'm new here and stumbled across this community in my detailed search for helpful people! ("helpful" is harder than it sounds!)

I'm trying to find a way to help my parents with their leaking flat roof extension which was installed by a builder, who has "moved" out of the area. It leaked from day one and we've had redone twice. The leak is in a corner and i'm wondering about that paint on rubber... Does anyone have any experience with this - good or bad?

I've posted elsewhere and people just tell me to sue but that isnt getting the problem solved!

Does water collect in the area of the leak?

If it has already been redone twice and still leaks that suggests there is something fundamentally wrong with the design.

Can you post some pictures of the problem area?

As @Dave-sparks says, inside and out.

Water can track some distance so your problem may not be the roof material.

im sorry its difficult to say and without a pic theres not much that can be said to help you

even if the forum wont let you post a pic ( unknown if you can do)

repairs dont allways mean a good job even if it looks like it, its a repair it wont last sometimes its better do a full strip off and start again doing the job right in the first place

roofman and i do that sort of job

What, you mean like paying a builder to do a job he clearly hasn't done properly??
He says it's leaked from day one and has been redone twice, or did you just not bother to read that bit in your haste to post one of your usual unhelpful replies?

I've used that (Acropol ?) on a concrete slab roof and it worked well, on timber framed a flat roof it might not flex enough ...

he also dosnt say if hes patched the roof where its leaking or done all of the roof

It leaked from day one and we've had redone twice. The leak is in a corner, ive been called out many a time to do this sort of job and all the customer wants is a patch over and then expects a guarantee from the roofer or builder for the whole roof

( sorry but i walk away from these jobs as there not worth it or a bad name that they can give you )

i was presuming that hes tried to repair the roof twice in that corner when infact he needs to trace more into it and when hes checked with possible photos to aid him in finding the issue he can then do the whole roof so it lasts for years

patching is temporary

Yes but it's a short term fix only in my experience if the roof is already shot and has water underneath.

I've used hundreds of £ worth of the stuff keeping my flat roofs "ticking over" until we redo/bring the dormers forward.

The OP might get away with it if the leak is recent.

I keep painting one side. The other is so knackered I've just covered it in a weighted down sheet of DPM.

with yours its first 2 rows of slates off the roof reboard the slope
check the boards on the flat roof and replace if needed then its reroof the whole lot in torch on felt the rubber stuff or grp

grp and the rubber stuff needs new roof boards 18mm torch on is scrape repair and reseal with new torch on felt

grp and the rubber stiff lasts longer roofmans way it would last longer

And there’s always the chance water is leaking twixt the tiles, due to moss growth in the rain grooves, then running down the felt, where it then sneaks out and pretends it’s the flat roof causing the problem.

Oh and I’m older than you so my pipes are more furred up. I’ve got a job to miss my shoes these days. .

well we could also shove a pipe cleaner in there and ram it along rather well

oh and dont forget we can give them a right flushing at the same time pump it full of water hold and then let go

First I'm new to these forums as well so a little shy of stepping in, respect to you for trying to help your parents.

A lot may depend when the roof was installed, I say this because in years past roofers/ builders/cowboys would install 18mm even 15mm chipboard as the sub-decking, totally unsuitable but things have moved on.

As it is continually happening in one corner, you don't say if the roof itself is pooling or what the roof covering is but I think that corner section of the subdecking is no longer fit for purpose, coming to pieces, degrading.

It is possible to chop it out, replace but you could discover a load of issues, chiefly where to stop, start and you might find a whole heap of trouble.

You can use rubberised paint as a temp repair but as others have said, not that flexible and likely you'll be doing it again and repeatedly.

Should the roof have to be replaced, once suitable sub-decking is installed and the rake is there, ( you would be amazed how many flat roofs are actually almost flat ), your parents should consider either EPDM or a GRP roof.
