Lining concrete sectional garage???

Hi Folks,
I'm moving house very soon (whenever the solicitors sort it out!) and ive got a nice 12' x 23' concrete sectional garage, with a proper pitched roof.

My initial ideas are to fully line the interior by: silicone sealing all joints, building a 3 x 2" framework fixed by brackets to the concrete sections joints, insulate with plastic wool roll insualtion, some kind of vapour barrier, then line with 18mm OSB boarding. Hopfully with the intention to: Thermally insulate from the winter / somer. Give me much more options with fixing things to the walls and generally make it much more user friendly.


So those are my ideas. anyone else who may of done this before got any more ideas / tips??

Trying to stop them leaking at the panel seams is somewhat of a losing battle. No matter how much silicone you chuck at it, you're unlikely to stop water creeping in unless you literally cover the seams externally. Regarding lining them, mine is a shed within a shed, so to speak. Wooden framework built up within the interior. Think I used that liquid nails type stuff in a couple of places just to stick it to the concrete, to counteract some twist in the wood, but otherwise it's independent of the concrete panels. No insulation, (skipped that as it's more likely to act like a moisture wick or sponge, IMHO), and used 12mm chipboard as the panelling. Panel garages won't be watertight, no matter what you do. Just try and make sure the possible effects of any leaks are limited as much as possible. It's easier than trying to stop them.

Im under no illusion that they can be made as waterproof as a brick built jobby. I'm just trying to figure a way to improve it LOL
Still in the planning stages, ideally i want to do it as a "first" job when we move in, as we all know an empty garage is a magnet for dumping everything in. and it would be an ideal time to do the work.

my garage is sectional and doesn't leak at all, you really need building mastic on the joints not silicone and I insulated the panels with the same type of foam as kingspan it doesn't hold moisture so is perfect, and best of all mine was free

Kingspan is ideal, however im screwed if im paying £50+ per sheet Thats my plan with the recycled plastic roll insulation, hopefully it wont propagate mould etc

You lucky, lucky... They sealed the joints with whatever they use when they erected mine, but it's never been watertight. One day I'm going to do it the old fashioned way and get shut of the concrete panels and make it completely from wood, (if I ever get around to it ).

there was a company near the workshop that made products using the foam and I could get endless supplies from the skip and I lined it twice

I feel that Mattf is a little pessimistic re leakage. I' have had two large sectional concrete garages and neither has leaked. May be just luck or possibly the quality of manufacture. One was built on an existing flat concrete slab with no bater to stop standing water seeping under the walls but this was easily overcome by screening the internal floor.
Maybe I've been lucky!

My workshop is sectional, it doesn't leak but I did notice that the slabs absorb water so I painted them with Sandtex, I studded it out and did pretty much what your planning. It's made a good workshop, stuff doesn't go rusty over night like it dose in the garage. I'm going to have to clad the side that faces the garden with T&G as the wife isn't keen on the look of the thing! If your getting driving rain penetrating cladding could work for you.

ive got a concrete sectional the only sealing is round the base and thats only sand and cement and it dont leak

I think the guys that erected it are at fault its not rocket science to seal 2 concrete panels

If you were feeling reckless, you might consider polystyrene insulation.

Its way cheaper, and only supposed to be used in floors - i dont know if your garage would be covered by buildings control, or if you care?

Dont sit in there whilst it burns around you, but, otherwise, cheap, and not far off the same U value (IIRC) as kingspan.


You could possibly extend the bolts, from the brackets that hold the section together, stick up polythene, then your chosen insulation board, then run the extended bolts through your finishing board, and sandwich the whole lot together.

If the roof is correlated, you may (depending on the age) find its aesbestos. Corrugated is also hard to seal nicely, and awkward (in my opinion) - you may consider re-roofing with ply and felt.

Possibly. I do tend to have a bit of a pessimistic streak. I'll clarify what I mean slightly, to try and lessen the pessimism.

These things by their nature aren't waterproof. The section joints are pretty much water channels. Now I'm not trying to suggest that water pees in through the joins or suchlike whenever it rains, but it does tend to concentrate the water to the point where it can congregate, namely the floor. Which way it runs once it meets that is down to Sod's law, seeing as the panels are generally just sat on the slab, and we all know how water can get where you'd think was impossible. Plus you then have the corrugated roofing, if used, which is a condensation beast given half a chance. Also, concrete itself ain't exactly moisture repellant. Sectional garages are handy in that they're quick and simple. I've had my shed over ten years now, and it's likely no worse than any other outside structure if left unused. Moisture/damp is always a constant battle with pretty much anything. I was merely trying to point out that it's best to class them as exactly what they are, and water/moisture traps they are to some degree. I know I get some damp on mine at floor level as I ripped a section of the chipboard floor up last year, and that was rotten through from damp where it had bowed and touched the concrete. However, the fact that I do have the shed lined does mean that my stuff doesn't just rust at the drop of a hat. The shed does it's job. Once they're lined though, trying to do any sealing or work on panels is nigh on impossible. I'd have some major disassembly to do internally if I wanted to access any panels now.

if you want it to be dry unbolt and remove 2 sections, seal along the base and length and replace then remove another and do the same until you have done the lot, I get no water in at all the floor is always dry

It'd be easier for me to just lather the seams outside with bitumuous or something to stop it creeping in there to start with. Major framework disassembly, (as well as shifting stuff around inside and unbolting/unscrewing things from the wooden panels), involved to reach the panel bolts from inside now. It's one of those things I cope with. It doesn't cause any major problems for the time being.
