Why..?

Simple answer is to contact your local planning permission people and ask the regulations in your particular area. They vary from county to county. Lots of myths abround about what is allowed and what isn’t.

Most planning departments do a low cost project review type service, where you submit some sketches pictures etc, and they point you down the right road, well worth the few quid they charge, saves loads of hassel.

I had two planning officers come out and disscus what I could and couldnt do, all included in the free, they were here almost 2 hours. Then sent me a letter outlining what we'd agreed , discussed including their recomendations.

Our council sent a guy out who looked around, told me what I wanted to build needed no PP, and agreed to give me a covering letter in case nobody ever inquired in the far future.

Three months later, I have walls 6’ tall, and still no letter. I went to see them yet again, and some jobsworth now decided I needed planning permission.......

I immediately inquired as to who I speak to to make an official legal complaint about their performance and I was soon hustled into a room with two guys who looked, yet again, at my drawings and agreed yet again, that I didn’t now need PP, and they wrote me a vague letter stating it was okay, as long as it conformed to current PP rules.

I’ve since heard that our local shower of **** PP idiots have a reputation for utter incompetence and idiocy. To this day they are still the same.

Not saying don’t do it but would suggest checking building regs for “covered walkway”. There is some sort of compliance if the back door of the house goes straight into the garage.

Yeah always worth asking and they might even give you good ideas. We replaced our old windows at our cottage, the ones at the front of the house don’t open and are fully sealed units so no drafts and less noise. My wife organised it all and I thought it was weird at first but we have no need for windows that can open in those locations so was a better and cheaper solution.

There are different regs for apex and flat roof buildings, 4 metres will be to the top of an apex roof and there will be another height restriction for the walls same as for the flat roof.

nearest i can tell is you have the old outhouse buildings someones fitted a garage door to a wall or was an ex adjoined garage

please note council and insurance frown upon connected garages to he property it can void your insurance as much as council dont like passing them

if your intention is to put a flat roof on whats already there connecting to the existing one you would have no problem doing so if you was to higher the roof id advise keeping it shallow 4x2 cut diagonal would be enough to give enough slope on the concrete side of it whilst 4x2 or 5x2s would be more than ample for the inner part of its roof with a wall plate beam bolted to your wall

if you even attempt to change your roof to a high slope be aware of visual view in the local area as well as taking into account reflections from your roof

but until you provide clear pics or a drawing of your area not many can advise you which way to go

That doesn’t appear to be correct in Scotland; max height of 4m and eaves 3 for a single story with no mention of roof types. But we can also do a 1 1/2 and 2 story extension without planning also, as long as it conforms to the other restrictions. England may be similar or the same I don’t know.

its not detached, My comment was thay you NEED Building Regs,as you are changing an exempt carport into a non exempt garage. his mate told him its ok to just carry on.

The Ops mate was talking about planning permission though and you said he didn’t have a clue. What do Building Regulations have to do with the height of the building allowed?

Round here Building Regs controls every part of a structure even down to the materials used if it is relevant. Some situations do not require planning but still require building regs.

Yeah of course and his builder mate will obviously know that but the discussion was on planning and height and location of the building, nothing to do with building regs unless I’m missing something? So his mate isn’t clueless! Building regs is about ensuring correct materials and quality of work etc. and is separate to planning consent from the council.

yes as there is pre stuff there that makes it appear as a garage build he could also use the term was replacing the roof on it old for new as you are not changing its appearance

hence the reason why i asked for better photos

now change of roof appearance can come with a a preplanning check that goes for a sloping roof or an apex roof

dont fall into a trap as you can do as you please watch out for visual to the surrounding area

if it does then you cant put up guttering on that side of the wall unless you get on with your neighbours it takes 40 years to loose the right to air not the 4 years of it being built

as you will have to place the guttering on your boundary wall or change your roof slope to the back of the property

roof materials to use either torch on or use fibreglass roofing to seal the roof you can use tin roof but its more fun to seal it

Those windows need to be made fireproof if between new garage and house, also garage floor has to be (100 mm I think) lower than the house floor.

Also the vents in the house wall have to be ducted to outside and cannot be in communication with garage.

Round here the local authority won't even talk to you about 'maybe's'. Absolutely EVERYTHING has to be submitted as a planning application complete with fees. You can't even pop into their office to talk to them (This is Rother, East Sussex)

I was told i needed no permission, But where i fell foul of the rules is my build was partly on show, This meant an anonymous
person complained about the street scene being changed and i had to apply for retrospective permission, I got it but had to paint the street side and remove my fake windows, So it is probably best to ask advice from your local department, It may cosy you nothing to do so, I only paid for a guy to draw up the plans which was about £250.
