Underground garage

I so need a garge and all i can do is build one undergroaund, i have a large 45sp foot side corner plot/garden, so cant build anywhere on it but for the con`y i built a few years back with getting planning permission for it aswell. Now an idea is to......remove the con`y which is 4.5m x 3m and dig down in the place to build a garage then rebuild the con`y, or another, on top, maybe even make it into a extension instead with windows on one side and solid roof, anyway beside that the drain form the soil pipe run under the con`y so i will need to do a lot of work moving them along the wall and back down to rejoin the waist pipe at the back of the house. We have a 16 foot frontage to the house which now is a 14 foot width drive si i could build that as the run down to the garage.

Christ when you put it in writing it sound one hell of a job, but would be worth it.

what your thoughts on this as to palning and work involved, i am ok with doing most of it myself but its the cost mainly as the building regs if i get the planing permission.

Always had a similar dream garage in mind, with a small visible 'garage' on a bank side, but this garage is actually the entrance to an enormous underground man cave that is dug into the hillside but covered over.

There are at least 2 flaws with this dream however:-

Firstly, I have no financial means of ever affording it

Secondly, I would just fill it with tat and junk and still end up working (and leaving oil stains) outside!!

Still we can all dream

What about sinking a couple of 20' long shipping containers into the ground. Other people have taken this route.
BTW I have a corner property that I had to apply for planning permission to build a garage when other people could just come under "permitted development". Might be worth asking planning office if possible to have a surface garage even if you have to jump though hoops because would be far cheaper, and easier, in long term

I think you would have to underpin the house foundations to below the depth of the underground garage = garage cost x 5+ and more

Oh well it was a good idea at the time like most ideas lol.
I would be VERY VERY lucky to get permission for a surface garage as the neighbour up the culde sac who`s house is half over the rear of the side garden has a kitchen window over looking our garden and she wasnt all impressed with the con`y at first as she said it would block the light from her house.

Had to laugh when i went to the planning office about having the need the planning for the con`y, the only reason was a nosey **** hole neighbour who complained, they couldnt even see the house never mind the cony. so the only reason for the planninng was that it was built upto a highway, a sin the 300 yard culde sac Well when there i i was talking about what we will be doing to the garden. we wanted a pergola in the corner with some decking ` you will need PP for that aswell, for both the pergola and decking if its above the 300mm allowed.

what rubbish it is sometimes, cost £000 when they can just come out to look at it in the first place and say its fine.

anyway, the underground garage will be on hold, for a long time lol, need to move house now then

as a guide work on about £1k per linear metre below ground plus underpinning... so a 6.5 x 3.5 would be about £20k to get to ground level without access/ramp and drains to get waterproof... and that is probably on the light side

I have a mate Nigel who had an underground workshop in liverpool in fact it was the old station and repair garage for the trams he even had breakers yard down there with hundreds of scrap cars and when we drove the service tranny down there, the roof rack was designed so that it followed the radii of the tunnel roof !!.
The tunnel collapsed at one point he was known locally as ----the mole.
It was ace just a tiny little double door entrance a long winding tunnel to this massive cavern with caves off everywhere, think about the security with only one door to lock.

lol yea my neighbour planted some. i let em get to the height of my garrage to hide it then cut the tops off and he knew i done it . we get on ok now though

Just found some ground plans from 1988, now my wife said there used to be a garage on the side of the house but they knocked it down about 20 years ago, as you we now have a conservatory there, the garage was not attached but a 4 foot gap to the back door.

As it on the ground plans would i be able to build another garage on the same spot without planning permission or has a certain time lapsed for this to be allowed?

thats why people dont demolish derelict buildings on site specialy industrial as u can just re apply and put a new building on .it demolish it and they may even refuse any permission on it
