you don't need planning permission for a garage of a certain size,

Outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:

• No outbuilding on land forward of a wall forming the principal elevation.
• Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
• Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwellinghouse.

• On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.

you do on a corner plot as you would be building upto a highway/path, i needed it even for the conservatory which is well with the non req limits., evena pergola, 6x4 shed etc etc. its the only aprt that messes thing up for us.

Oh well sod a garage, not getting rid of the con`y to build one, we use it mor ethan the front room, Oh and i suggested knocking out the front of the house to use that as a garage aswell didnt go down well lol

I would like to put a lean-too shed on the back of my garage with a person door between them. The shed would be used as my workshop freeing up some more of the garage length which is currently limited by having the bench on the back wall. However my garage is on a slope so floor level at the back is 4 or 5 foot above ground level so the shed would need to be on stilts. As a result it would exceed to 2.5m eave height and 3m roof height where it meets the garage.

The cost of going for planning, having plans drawn up and the application fee, make it unrealistic. Unless I am being too literal in my understanding of ground level.

to be sure then i would use concrete fence post with slab inserts, cheap to buy second hand and back to the garage base level

Ground level for planning has just been clarified.

Its now taken from the highest natural level. If you add on is part of the original then you dont have to worry about the height as long as its not higher than the original bit.
