dug it up- and the crappy builders had dumped a load of wood of cuts under the turf and it had all swelled up

It doesn’t for me, I worked with a man that was mustard at it, I tried many times & got nothing.It works for me too, fencing wire bent over and grip loosely.
It's a long way from any water pipes, we've all got springs around here, we have one by the houseWith no water usage at your property have you tried sounding the valve in the street serving your supply to see if you can detect noise which could point to a leak on your pipework?

No drains we know of, the diggers a cracker and the lad is spot on with itYes works for me too, I know where some of my water pipes are so have used rods over-them to prove it works.
Blocked drain perhaps? Ive a few of those I need to dig up.
Are you sure the digger is big enough?
