water in vent-pipe above bathroom fan

Bit of a stupid question but do extractor fans have a flap on them so with it being ceiling mounted wind can’t get in and when the fans on the flaps lift to let air out?

I’m mounting my fan on the ceiling to the old soil pipe vent which comes straight out the dormer flat roof

Our kitchen hob extractors have the flaps but quite a beefy motor on them.
Bathroom extractors that Ive seen are weedy little things and struggle to push a fart, never seen flaps on the vents.

some fans have built in backdraught shutters . some dont you can also get inline shutters that fit in the ducting if they havent you use the outer grill with flaps

bit of a weird one here...

I do slate-roof repairs and have been called to one property many times in recent years for leaks here there and everywhere.

Got an emergency request from them this week as water coming in via the fan in the bathroom

Went today and checked all the slates above the bathroom. It all looked fine.

Next thing was to inspect from inside the attic

Again. all good. No sign of daylight through sarking or water tracking along the woodwork.

I then found that the pipe (to vent on roof) above the fan was wet but only at the bottom. About 8" up from ceiling there was a joint (2 sections of pipe) taped-up with what looked like insulation tape.

The tap was wet and not really holding anything so I removed it and wrapped the joint with Denso tape.

Question is - where would the water be coming from?

There is a hood on the pipe outside and the rubber apron round it is tight and lead flashing was bone-dry under tiles.

The only thing I can come up with is condensation from bathroom was running back down the pipe and out of the taped joint

That looks quite a low pitch roof and the slates are all over the place. There is spot above the vent where there is no overlap.

Yes, it is a very low-pitched roof and one part in particular has almost no headlap. It's about 1" (or 1cm to the nail-hole). I've told the householder would need to strip off and re-do around 12 courses to sort this but they're telling me they have no leaks now so it can wait.

Anyway regarding your point... I take it you mean there is no sidelap in the area you spotted? If it's the same one I'm looking at it doesn't matter as the 'flashing' under the vent-hood extends well past that joint.

Ok. I'm back with a similar issue to last time but the opposite problem.....

I've been asked out to an older couple's home which they have just spent several thousand £s on for new guttering, fascias etc. The work done is an absolute shambles and I am now tasked with correcting it.

Anyway in their list of issues - that they told me nothing about before I went (ostensibly to repair 'one or two' missing slates) - is they can see daylight from their bathroom/shower fan and the fan is rusty and doesn't work anymore.

So they've asked me to fit a cap. It looks to me like the terminal has some sort of end on it from the manufacturer and it wasn't designed to have a cap.

I know that soil vents don't need a cap as there is water in the system anyway but it would make sense to have a cap on a terminal from a fan.

I told them there is a good chance the daylight is coming from gaps in the roof/slates as the roof is a shambles but when I inspect things from inside the roof & inside the house and fix any slates I guess it would do no harm to cut the existing end off the pipe and put a cap on.

I assume it'll be 110mm

Yes. They have been pretty badly ripped-off tho.

New roughcasting looks good but has already been stained by new gutters leaking all over the place. Usual crap. rattled on by some prick with an expensive battery-gun.

He's actually hung the gutter brackets on the gutter then just drilled the brackets at the bottom as he went along and not even bothered attching 3 out of 4 to the wall.

too lazy to fit brackets with holes at top they have been done with gutter in place and drilled at bottom

roughcasting debris left in flashing and end of gutter causing rainwater to overshoot gutter and run between wall and end-cap

new aluminium box-gutters fitted to front and side of house but doing the 18" (?) return at the back corner obviously not part of the job

gutter at this end is at least 75mm lower than running-outlet

The guy said he isn't aware of any water getting in to the house (from the roof) so we have agreed that I will focus on fixing the gutter issues just now.

Have fixed the lower one already and back tomorrow to do the high one

house has no eaves so very high areas still accessible from ladder

ask the owner to sign a disclaimer then

that they have been informed that the roof where the fan vent comes through the roof is in poor condition and that they have seen photos ( provided to them )

and you are not at fault for any leaks whilst work is being carried out above this roof as the roof is clearly leaking in your eyes into the roof void

this is while your sorting out that gutter, though really you shouldnt be on that roof

id advise keeping pics as well as your own document signed as well

please take another photo where your ladder is now as this will show the full state of the roof

I take pictures of everything and email the every customer with a detailed report and clear description of what can and cannot be achieved.

My understanding is that if they acknowledge the email and do not raise any issues they have agreed with the content.

Problem is most customers can't even be arsed to say 'great thanks for the info. I see what you mean'

So I was back at the house today finishing the work on the gutters and ended up on the part of roof where the vent-pipe is.

I took a pic from above and it looked like the pipe was sort of closed. I was thinking mb it has some sort of valve in it (or was full of gunk) but when the householder put the lights on you could clearly see there is straight path from inside to outside so bought a 'mushroom' on way home and will hopefully get it fitted, without any drama, tomorrow

despite wet weather pipe looks dry inside and seems to have something in at at bottom

lights on shows there is an route for rainwater
