Safe place to put a ladder

Stick the ladder up against the brickwork as it looks strong enough from the outside then just lean over a bit.



What could possibly go wrong?

Its a modern house, so not so high. If you get up to the big victorian gables, its possible to bounce a 3 section extension ladder side ways so you can reach where you need to be.

I did that the first time they came away, but I can only reach the lower one, the others are too far up. If I'm going to replace them, I'll need to get to the top of the apex of the roof to remove all the ones above to uncover the fixings on the broken ones.

I'm not sure whether I like that or not. Both of the doors are hung so that I'd need to cut out the hinge side, though I doubt that makes much difference.

So today I took the opportunity to replace my 4 ridge tiles after yesterday…local roofer said Ill put you in the que maybe May. So up with the big ladder to the pitch on top of the dormer. Seemed to be higher than last time I was up there. Plan was to get ladder as high as possible so I could reach the two ridge tiles. While setting the ladder, it moved side ways, broke a couple leading edge slates…arghhhhhh. Broke another slate getting the old cement off as you do. So cut and fitted new slates as required, cemented ridge tiles and thought Im getting too old for this sh1t. Up the back and onto the main roof, thats higher than I remember too. So 4 ridge tiles turned into 5 ( ladder loosened 1) and 11 slates and now Im convinced Im too old for this stuff, my knees are killing me from the roof ladder.

The moral of the storey do it right do it once so you dont need to get backup there again, if the roofer had said hed come soon, Id happily have paid him.

That's the downside of aging ,among many. The slow realisation that things you wouldn't think twice about become more of a challenge especially if the wife and kids join together to tell me I'm too old . That makes me even more determined to have a go even though in my heart of hearts I know I'm risking it. I did finally get my ex Son I L ,who is a one man band property maintenance guy to repoint a window dormer a couple of weeks ago . I insisted on the going rate so i can call on him again. It did make me realise just how much I've saved doing everything myself.

Dont know how your going to get up there and for many reasons i wont advise, but whoever puts the verge pieces back make sure they are nailed to the fixed batten and not to the plastic Fascia...They have not been fitted correctly, they need nailing through the upper holes on each piece and not the middle which is not hitting the batten.

I just really wish we had these inserts in trouser knees years and years ago when I spent a great deal of my life doing Superman impressions, would have saved me a great deal of pan now in later life :-( Kneeling on roofing battens is not clever and it is not wise or indeed pain free, both now and at the time. But we just got on with it, same as oak strip floor, we just got on with it, bad back bad knees, we just accepted it was part of the job.

I was hoping it would be the other way round - more insulation might lead to keeping more heat out in summer, rather than in.

I was working on needing to leave 50mm air gap inside the tiles / membrane level. Timbers are 100mm deep, so I can only do 50mm unless I bring the ceiling inwards or send the tiles outwards. If I have the roof off and add 50mm to it, I expect I'll need permission because it'll end up higher than before, and it's a massive job I'll have to pay someone to do.

Anything will be better than I have now, of course.

insulation board is ample enough left at 70-80-90 as long as you have a gap

if you want more insulation add another board of 25-30 or even 50mm to go across the rafters
