Spray foam roof insulation.

My sisters and I are in the process of selling my dads old house, all was going well, but Friday the estate agent told me the buyers lender had mentioned they had some issue with the above roof insulation.

It was done many years ago, and Google tells me horror stories about it making houses unsellable due to trapped water rotting beams etc. And how it sometimes has to be removed to inspect the timber underneath.

Anybody here have any experience with it, or removing it?

if it was done poorly yes its really bad

it can be just as bad if done right due to the water being unable to escape so rotting the beams

Sprayed from underneath, not sure exactly what prep was done. I think there is still a guarantee on it, so we know the company who did the job

If you do actually ‘know the company’, it is still around. If you only know the name of the company that did the job, good luck with your search.

I haven't scrutinised the guarantee, so no idea who the company is.

Even if they still exist I seriously doubt there is anything to be gained by contacting them either way.

Scaring myself on the internet, it sounds like the solution could well be a complete new roof.......worst case scenario.

guarantee is worth nothing

as it hides a multitude of things like leaks rotting of the timbers that can all damage the roof

yes it insulates the roof and thats really the guarantee you would need to read the guarantee to find out whats involved but dont ever think theres escape clauses for none payout or failure to maintain the property

which is the one they like to use

just as much as your parents and you to maintain the property when any damage occured

its the same with inbetween wall insulation guarantee

Not your problem if selling the house. Did the buyers use a surveyor and what did they say.. That is why you use one, to catch any potential defects before buying.
If its not in surveyors report Id guess they are trying to knock the price down without reason. Do not trust anything that comes out of an estate agents mouth!

I've got it in my roof. It was done prior to me buying the place. Morgage company didn't blink an eye. It is quite effective but a PITA to shift if you need to remove tiles for any reason.

It did indeed come from our estate agents, who seemed rather vague about it all. She said 'the buyers mortgage company have put the mortgage on hold, and they want a builder to have a look, to see if the foam needs replacing'.

The problem will be ours if no mortgage company will lend on the house.

Bread knife and cut some inspection slices off under the trusses and see what they look like?

Just be careful the buyers are not in someway related to the agents trying to get money off, houses still seem to be selling well so Unless you have a serious lack of buyers I would be saying bye bye.

I'd imagine there will be an official inspection required by the buyers lender. Unless they expect us to pony up the cost of the inspection.......
I'll pebble off to our solicitors tomorrow, get the guarantee, see if the company is still around, and take it from there.

Builders are for ******* things up, not inspecting. Ofcourse they will say it needs replacing as they will be the ones doing it. I'd respectfully tell them builders will not be permitted entry but they are welcome to pay for an accredited surveyor to do an inspection.

One of the big problems with the spray foam was if it's done to roofs with no felt i.e. direct to the tiles or where the felt is damaged. Tiles are supposed to slide over each other as the roof expands and contracts. But the foam locks them altogether cracking the tiles on the nails as the timber expands. I think there was a "watch dog " program or similar on it.

if u get anywhere with the comp that did it..... good luck.....it'll be a subby thats disapeared......
so either price it down to make the sale if ur desperate or price it up and get the job done prop.....
or do what Trev leach says....
there's some absolute sh1te being sold for good money....

A builder would say yes, it needs changing, then sub it out to a roofing company, with a healthy cut for doing nowt.

go with the guarantee first

if buyer refuses then ok if second buyer refuses then your going to have to something

for rotting they will inspect more the edges and more like the whole wall edge

its at this point is it worth stripping the insulation remember anything you find rotten will have to be replaced or it maybe a complete roof refit

this is the way the builders will go

inspections can cause more damage as they break the seal between roof and the insulation quick repair foam will faill at 2 points above and below if any water does run down it

option 2 do you let the new buyers drop your price for a new refit

this is your choice

you can get indemnity insurance that covers for things like this, should put a buyers mind at rest without giving away the family jewels just for a sale.
