We used to shake Izal on the sows back when she about to be served by the Boar . Hope it was Izal scratchy paper & not the disinfecting powder

It's a lovely old house, with a typically long 1930's back garden. I could probably build a 1/8th mile drag strip in it. If it was a detached place I'd snap it up, but I left my last semi-detached gaff because of the never ending noise from the chavs next door.

Surely Your EA is not fulfilling the contract ........ The price is £ xyz nothing more & nothing less.
I'd say you are not prepared to haggle , , drop your price or pay for anything else other than their selling fee as it is not in the contract . If they cannot fulfill then I'd close the contract for those reason and once the purdah period is ended re advertise but this time demand that the prospects are well vetted have a mortgage off in place and are not just day dreamers that haven't got their place on the market if they have a property .
I'd also require that any prospective buyers guarantees to use a registered conveyancing company not a local two bit solicitor and you pay the indemnity fe incase a problem crops up inthe future . If the purdah period is lengthy talk with the other interested parties maybe think abut a short term let as is till the markets pick up .

I know several people who did the short term rental to a prospective buyer who decided to buy after the purdah had ended .... they'd lived in the place for 8 months , got to like it and the area & didn't fancy moving again . Their renting cost was deducted off the sale ...no EA fees either , so a winner all round so long as a property price crash is not happening or inthe offing . In any case if the other parties involved are wise , hanging onto a property betwen you all could see your pension pot climb nicely once the crash has ended.

I know it is not the same but the principle is. I am selling something right now on ebay. ebay suggested my start price as £199 not my usual 99p but I am in no rush so I just go along with it. A prospective purchaser contacts me: "it appears A,B,C is missing con you confirm etc. So I reply confirming that actually A,B,C are indeed present. Next up: are XYZ with it too? Now you just know where the whole sale is going with this guy, it is never going to be right, next thing he has "made me an offer"! of £120 because the starting price is a little high for him. Oh and wants it delivered too for that. I have politely declined his offer and blocked him from any future bids. Hell is going to freeze over before he gets it. One other thing, this is 1 of 100 made by the manufacturer and there are none.

Hello. I am new here .sorry to bother you. I'm buying a house that has unfortunately had spray foam insulation put into the loft. It's become apparent that this could be an issue for lending and so the vendors have agreed to have this removed. Is it likely this will cause damage to the roof/tiles itself? Am I mad to purchase the following removal?

If it's properly installed it could be a real pain to remove, possibly damaging the roof if it has adhered as well as most spray foam does.

wouldnt touch it with a barge pole guy up the road cant sell his house because of it and it might need re roofing costing thousands

I'm not understanding how you can buy something in an auction and then renegotiate the price? Regardless of any survey results. Or is a sealed bid auction a bit different from a regular auction?

to properly remove the stuff its a reroof job

slates off back down to bare bone frame work otherwise it cannot be done properly as its sticks to felt as much as it does to the wood

this pic is worldwide viewed so anything that is sprayed on this framework from inside of the loft area will have to be stripped off
as you can see the framework at the points this is difficult to do and means roof tiles off



this coment hasnt hit us yet in the uk

but later on they will be a charge to get rid of the spray on stuff as well as the board stuff as it will be deemed as against the enviroment

both the insulation foam spray and the insulation foam board will be categorised as a waste product as it dosnt bio degrade at all its worse than polystyrene

even if you went down the insulation board this stuff



you will still have the same issue as if you had fitted foam onto the roof itself as the board is non breathable

first layer fitted inbetween the joists normally taped up but most building sites dont as normally fitted with expanding foam but you will find its trimmed and jambed inbetween the joists as its common practice
then another insulation layer is fitted on top of that and taped up as well so that means any water gets through each layer is trapped inside of that area with no escape

if you was to fit an 8ftx 12-14-16 length all that length would be suseptable to being rotted by water if any water did get through the breathable felt

alot of the times water travels along those boards with no where to escape

the yellow stuff is normal glass fibre insulation roll it does breath and does allow water to get through also helps to find water leaks in a roof early replacement is quicker as you dont need much to replace the damp insulation

unlike foam insulation it can be reused or will compact well compared to foam insulation

note i am a builder by trade so i can say by experience that glass fiber has lasted the test of time and is easy to get rid of to a degree

polystyrene isnt easy to get rid of and this newer foam insulation is far worse as bad as plastics that dosnt biodegrade

Trapped water is why I ruled out foam.

I have seen "Sprayed Cellulose with glue" installed on a few commercial properties (left exposed)
and liked the whole idea.

Neighbor had it done on his wood framed shop, told me that if he get's a roof leak (steel roofing with skylights) he simply see's a clump of the cellulose on the floor, looks up
and there is his leak.

I bought
an old cellulose blowing machine, made a pump system, nozzles etc.
Did a test area, and then got busy with life. Need to pick it back up again in the future.

I tend to stay well away from anything that is difficult to undo... invariably in the future it needs removing (for whatever reason) and usually at great cost!

Just as an aside, the property still hasn't sold yet. Once legalities were underway we were scuppered by being told we need yet another court order to be able to sell the house, as mother is still alive. Six months minimum, they said, to get that one. It was approved in early January but a huge backlog means it won't be officially issued until the sun collapses into a red dwarf, or something along that time frame.
