New roof, complete, or new tiles?

When I reroofed my barns, I built the structure for one, the other I used manufactured trusses bought through mkm, I was quite surprised in relative terms how cheap they were at the time.
Standard fink trusses were 750 plus vat at the time for a building roughly the size of a small bungalow. Opted for a raised leg design in the end so cost slightly more due to bigger timbers being required. The slate was by far the biggest cost.

Told the EA again this morning, they either pay the agreed price, or they are out of the game. They obviously have the money so they are just chancing it to get the price down.

I had the exact same conversation with our EA when we sold a property about a year ago. Young couple wanted it desperately and we agreed a price based following a survey and rectification of some extremely minor issues (pipe lagging on condensate line from Combi boiler on the outside wall, loose tap in bathroom etc).

Fast forward several weeks when exchange -> completion was imminent and EA calls me to say that they were revising their offer by 2k. Apparently they were concerned about external decorating need to be done, fencing to be painted / minor repairs, bushes in front garden needing cutting back + other wacky stuff.

I told him in no uncertain terms that if they didn’t stop messing about and confirm by the close of business that they were intending to exchange by the end of the following day, then the house was going back on the market.

That focused their mind and it all went through.

Apparently her dad had read the survey, had a walk round the outside of the property and decided they could justify negotiating a further reduction. EA should have kicked it into touch straight away.

Reminds me of buying my first house, I had the surveys done and they picked up some damp problems, in those days it was convention that the cost of any work needed was split 50/50 between buyer and seller so my solicitor sent his solicitor the quote for remedial work expecting 50% of the cost to removed from the house price. I don't know how the vendor got my phone number but a few days later he calls me ranting and raving that he could get a damp survey showing no problems so would not be paying the 50%, now I knew he had moved into his new house and had a bridging loan until the old one sold so told him I was a first time buyer with funds in place, no chain etc. but was quite happy to find another property and put the phone down on him. The following day his solicitor phoned me to let me know he had agreed to the 50% costs so the sale went through.

In the midst of the discussion about us dropping our price the EA raised the issue of who was going to pay the £40 the surveyor had decided would need spending on some sealant for the front porch.

That was obviously the only thing he could find wrong with the whole house, but with a 240,000k sale on tenterhooks did she really think that needed mentioning? Or was it an attempt to undermine us even more?

The house also needs some carpets, wallpaper, painting, but guess who ain't paying for that either.

You could let them know that they can actually buy a brand new house these days from the likes of Barratt's or Countryside etc where there's a thing called a snagging list, where everything they spot like a tiny chip on the kitchen door frame gets fixed

I've got a couple of part used tubes that have been in the shed for a while. Should still be OK, they've got a rusty screw poked in the nozzle, variety of colours available. Let me know where where they live and I'll send them over, save me taking them to the tip.

I had a quote for my three bed bungalow the other week - £9k which is a touch up from the £4k guesstimate he offered a few years ago.

Materials have increased at least 35% since then including wages,skips,fuel,scaffolding etc.

When I built my workshop at the old house I got a company in Telford to design the open centre trusses and quote me a price. It seemed expensive, with delivery on top. So I pinched their design and built my own, in place.
It worked out far more expensive in wood, nails, screws, fittings etc than their quote. But, it was a good learning experience.

Can we just dump this EA, or will their usually be fees to pay? I looked at the contract but it all blurs into gobbledygook after a few sentences.

I don't know to be honest but I've found nothing puts people on their toes more than the mention that you've been talking to their competitors.

It's a lovely old house, with a typically long 1930's back garden. I could probably build a 1/8th mile drag strip in it. If it was a detached place I'd snap it up, but I left my last semi-detached gaff because of the never ending noise from the chavs next door.
