Flooding

They have just built an estate just as you enter Fulford (York) the area is notorious for flooding. Its a flood plain after all, as time had gone by the river has been choked with higher banks, causing more localised problems.

The answer, build the land up and build on it. Wonder where its flooding now

Done the same near me - ignored the local objections that its the flood plain and it floods several times a year. Built the land up and built on it - the new houses have indeed not flooded. Somewhere else has, as the tanks they installed to capture water and release it soon filled - and they drain into the local back which drains in the river . . . so when the beck bursts it's banks, as does the river few hundred yards further on, and the tank drain is now well under water . . . now what happens??

The issue down here and up in the Highlands earlier in the year is that the winter has been relatively warm and wet. The ground is saturated which means any new rain simply runs straight off the fields and into the rivers and then downstream.

My new house is more or less at the top of a hill and there's a well under the temporary workshop and that's always about half full which shows where the groundwater is on the hill.

@fizzy is right though - the Welsh tend to be fairly sensible where we build and avoid flood plains.

The flooded road will drop down by another 600mm in a few meters of that's view.
They close the road and the fools drive through it still.

River near Carmarthen has burst it's banks. Only just got through - loads of roads shut.

insurance companys have a register of all the land that was once a flood plane and people have difficulty in getting insurance. a big patch of land in yarm enough to get a few hundred houses on between other houses already there is classed as a flood plane and wont allow building. last time it flooded was in 1810

They built a bunch of ‘town houses’ on a flood plain in my town. Following year they all flooded.....

The locals knew it was going to happen, as it has happened every year since forever.

The roads between the various housing blocks all got pushed down a bit, leaving ugly gaps around the building, and somebody arranged for a punt to be on hand, to ferry pedestrians from the main road to their individual houses whenever it was flooded.

Eventually the developer bought all the owners out, gave them a very good deal, some friends of mine did very well out of it.

I was heading out of town today, 30mph zone, saw a flood in the distance, slowed down, and some female of questionable intelligence came from the other direction at about 50 mph and drowned my whole car in muddy water.

I spat out a quick and loud prayer about hydraulic lock, aqua planing and children born out of wedlock.....

The ground being saturated doesnt help, we have puddles on slopes. But building up backs, flood defences etc, as said earlier just moves the issue else where.

Eco neglect is another factor. The eco bods dont want ditches dug, rivers dredged, and want everywhere re wilded. Of course various organisations embrace this , why because it saves bucket loads of cash.

Many becks etc used to be dug out in summer for gravel, now there full, as no one digs them out, but what that means is the bed is a foot or so higher, so surface rises the same amount or more.

Shipping has also changed dramatically, so rivers are not dredged now to bring ships up to the towns, again a river full of silt flows less to the sea backing water up on to flood plains, where greed has aloowed building.

Approx 17’ lower.the stuck tree arrived in the October flood,some scouring inevitable now.notice how the level drops,just after the water hits the bridge pier.In the nineties a scaffold lift was attached to the upstream railings for pier repairs ,as it was flood season,a tree blocked across 2 piers,and caused a blockage,yet more trees lodged against them,down came the scaffold,a diver rescued the hoist,next summer I tied a rope to the submerged scaffold,hoping to salvage some twisted remnants as a sculpture souvenir,yanked it out with the Landy,along with some regular dives when it snagged on rocks,the twisted remains were left on the bank whilst I casually forgot,few more floods later,silt builds up and they’re a fixture of the riverbank,rivers don’t stand still.The stretch of river by our house was 1/4 mile further south 250 years ago.

I had to do my weekly chores. Emptying out paddling pools and a large 150x150 bunded container that catch the rain on the office roof!
I rig up a pump and a hosepipe out under the roller shutter door.
I don't like them getting too full - a lot of weight up there - water is heavy stuff!

Well, planning dont, why because you need to tick all the boxes to get planning, its all about adhereing to their rules, frameworks etc. So if you want to build 1000 houses on a flood plain, no problem as long as you can supply all the correct reports and surveys they ask for, and tick every eco, and planning stratergy box along the way, maybe also build them a school and play park too!

with a few bits of hose pipe you could set up so they all siphon into each other.... then have one of them with an overflow down the drain/out the roller shutter/wherever... you'll have to leave an inch of water in 24/7 to hold the siphon, so just have the overflow above that?
