How best to re-roof this

Not keen on the higer in the middle idea.
I am inclined to go with this idea.

i mate did have a asbestos roof that was leaking he paid for a kit that you wash the roof brush it to get all the loose stuff off a stuff that he painted over to kill any growth then panited over with a sealer/rubber coating it did work

not my idea id do better to reroof but it depends on where you are staying there for years to come

we have no plans to move. The thing is the fixings move in the roof too so I am sure with a kit like that it would leak again. I have got a 25kg tin or something I purchased to do similar but I am keen to do it properly and stop making repairs that only last a few years

Looks like the problem is not how to make it better or the best design for a new roof but really that the area underneath is full of stuff. Whatever solution you come up with has to take into account limited access and prevailing weather. You don't want the lid off a full garage during a thunderstorm (been there done that).

The other unmentionable problem is planning permission/building consent and the neighbours. If at all possible, I'd be going up say six inches because 1. higher is better and 2. you could make a start with some new fixings/supports before ripping off the old roof.

While I don't want to sound like a stuck record, Sketchup is the ideal tool for previsualising what you can do plus it's a great place to keep all the relevant dimensions. Also, when you can see your plan in 3d it exposes any unforeseen problems before you're stuck up a ladder with the roof off during a thunderstorm...

You will need to bear in mind that either property may need a scaffold for roof repairs in the future, whatever you build will need to be able to support this. Thats a long way down that alleyway, just saying.

Yep, I think that has not helped the roof me with a ladder on the garage roof up the side of the house clearing gutters and painting soffit and facias

no you can do it in 3 roofs and do it in stages if you do full runs

issues you will have under the house you wanted to block it you would need a board/beam to fasten too and a frame to fasten plastic too for lighting

personaly its a no from me too expensive in sheets

back to what you have already id still lope that top of the door it looks bloody awful that way and sheet over

this is the same but yours is a wall

this is my idea 2 sections one from the car port, loosing the acute angles bit in favour for steel sheet from car port to garage roof. then re do the garage roof after the steel sheet will run off onto the garage roof, I hear you about plastic sheets expensive for the infil below the 1st floating floor but I do need to infill it as that is storage and the tuble dryer is down there also. It could become better used if it was water tight, I know the gutter will have to run through it though

You want to get it off quickly before the historic building dilberts get wind of it at least grade 2+

that part under the house id remove all of the ladders from there build a wall up rear side and then shelv under the house area as its a great storage area

then its sort out your roof area in the middle for me

no matter which way you choose your going to have to use a gully at side of the house all the way down

I hear you. But

Could I not use lead flashing from the car port to the garage roof?

Not sure where the wall would be built that you refer to?

If i built a wall from the ground up I would not have space left to get down the alley way. That alley if it was not full of stuff would be access through from the garage door to the rear garden

yes you could use lead but get near that downpipe and it will give you trouble

you can do it with the tin roof itself in a long length

by making sure the ridge is after the soil pipe and cover over the long run

you either do it right or bodge it its really your choice as its your house and buildings not mine

what you would loose you would gain far more

I can move the down pipe that is no big deal, I would like to do the soffit and facia anyway so good time to re route the gutter

yes but needs to go below your roof as you need a fall into it before you create the gully above

it all depends on what you want to build / use

as it stands vs a new type of roof

personally id adjust what you have and make it better

downpipe is no problem move it up and into the corner of the under part and cement around your downpipe

the wall as you see would need a new beam run across so you can fasten both your rafters and also your new gully to it therefore sealing that point up well above the beam could be block or an alternative type so it can match the property of the house

as goes for the ridge cover where your downpipe is best to cover over one ridge then you have 2 seals

long lengths vs shorter lengths

cost alot in wood for long lengths used vs using what roof you have now

build a wall and beam along its length and build a gully area

create 2 new doorways for better access
