How best to re-roof this

Rent a 20 foot container, put it in your front garden (pp not needed, it's temporary) completely clear EVERYTHING out of the garage and it's various appendages. Demolish the lot and build a new structure looking like a garage at the front with workshops behind with a single roof draining either forwards or backwards depending where your drains are.

I assume that you come under Bromley? That is basically what I did when I lived in Bromley and the L.A. were very helpful, but the approach I had was to explain my problem and ask their advice so that they were 'on board' when the paperwork crossed their desks.

once ripped down it has to stay down

you can only repair whats up already

ive thrown you a few options now sit back and decide whats best for you

long lengths vs shorter lengths

cost alot in wood for long lengths used vs using what roof you have now

build a wall and beam along its length and build a gully area

create 2 new doorways for better access

I like nd want the wall and beam, how does the gulley work though? I can not picture it.

this is a roof gully also known as box gutter

this is the walk on type via grp gully

you would need it at side of the house to run the water down the gully onto the roof and into the gutter

thats just to show you how a walk on one would look like but you dont need one that big 8-12" is all thats needed

and you can make it out of a roof sheet easy enough to do

you need the gully to go from halfway down your house to exit onto the roof and then into your gutter

anything behind the bottom right red line wont exist its inline with the house and looks better

the red vertical line is the corner of your house

black line is your gully you need to create into the roof

green you remove it makes it look better

i was thinking we agreed the first part of the roof to fall front to back onto the gaage roof wich falls left to right

you need to edit above its an addess

well you could in yellow but you still need to build angled frames for the roof to sit onto

at every metre and also tie it in to the roof so it wont sway or move

that means sheets off the roof and frame up

more wood used and you still need to run a seal down the side of it

this wont work as the frame would become a sail in the wind and rip it off

as much as damage your roof as it wont be installed as a strength point



as you need to come right to the end at the corner of your property

for a better seal and to get a solid fastening running water under a frame will block up over time



if you was going to use a slope then you would need to frame it like this and tie in the frames to each other to stop them moving

can i not just frame out and replace the ridge tiles with frame and stop the fall there so the water runs onto the garage roof?

tie the house in with the garage make it all 100% water tight new metal roof for the complete length rather than 2 different roofs.
sick of all the leaks down below and more so all the leaks in the center section!
