look at howdens and get a price that door looks to be veneer pine or ash coloured
it will be 120.00 for the door or near
the door is only a fire door closer with a roll catch cant see any locks in it

a push plate one side and handle on other with a kick plate on the bottom all stainless steel

129.00 for contractor charge hell they are getting fitting price

another note here wear and tear of the door before it was damaged no one can be charged full price for a door or furniture or carpets everything has a wear and tear term attached

certainly lists as your being charged for the whole door fittings and top up charges

Is that the door to your room or a communal door?
If it's your door and the damage is on the outside refuse to pay or have anything deducted from your deposit as anyone could have scratched it!
If its a communal door are they charging everyone else the same?
If they are that's criminal!

Things have changed so much now. Years ago was staying at Uni Halls. Obviously it was a good idea to play American football at 3 in the morning after a few snakebites. A couple of windows got broken on some big glass doors.

I've asked for evidence it wasn't damaged before we moved in and also for evidence it wasn't damaged before two people dropped out.

What does it say in your tenancy agreement/contact.
Also have trades people or cleaners etc had access to the door.
If it was me I would first check my tenancy agreement to see if it clearly states that damage to communal areas are my responsibility. Let's assume they are.
Secondly I would ask for evidence that it was not damaged before I moved in. If they have no evidence then I would draw there attention to as many tribunal/ court cases where this lack of evidence was critical.
Thirdly and not least over £1000 pounds to replace a door in a communal student dorm which has minor cosmetic damage/normal wear and tear is excessive. A charge to have it repaired would be reasonable. I would think any tribunal would feel the same.
Find out where to go for an independent appeal.

No need to apologize, it's helpful. Yes, cleaners, electricians and fire alarm engineers had regular access. The contract says something along the lines of damage will be charged split between all residents if the culprit can't be identified. It uses the words "reasonable" and "fair" a few times which I think anyone would agree this isn't.

Oh, they've also replaced the cleaner's door due to scratches on the outside, the whole block have been charged 1.88% of this which comes to about £17.

I suppose the only upside of this situation is they appear to be keeping the property in good order, rather than letting it turn into a slum.

They didn't pick up on anything we did break, like the notice board we used for kitchen knife darts.

I rent places out and if i saw that kind of damage i would just accept it as wear and tear, It is a simple repair and it could happen easy moving things in and out.

I think that landlords try it with all tenants in the hope that a small number of the tenants don’t delve deeper into the charges and just accept it and pay.

It is now fitted, taper is good, bearings are good and it is running sweet

Then the Germans kept on giving
This arrived.

The interconnect snaked on the bracket I made yesterday and enough room for my push-pull torch as well

Nice touch is it comes with a 1/4" to 3/8" adapter so no having to chop off the 1/4" fitting.

Busy day today but hopefully I will get a chance this evening to get it hooked up and tested.

They are indeed but afraid my testing of the Phoenix came to zero. Couldn't get the job number to change, will have to read up the manual again as I thought I was doing the right thing but obviously not
